A quitclaim deed is a simple way of transferring property to a new owner, allowing the grantor (property owner) to transfer the entire or a partial interest in the property to the grantee (recipient). A warranty deed, on the other hand, is a legal document that provides protection to the new owner of a property by pledging that the new owner owns the property free and clear of any outstanding liens or mortgages.
